Start with the source

A market update is only as useful as the data behind it. Before reading any figure, check which body published it, what period it covers and whether it counts transactions, listings or valuations.

Where we quote a figure on this site, the source and the date it was recorded are shown alongside it. If a number is not yet verified, we leave the space empty rather than estimate.

City-wide averages rarely describe a specific building or street. Where possible, narrow to the community, the property type and the size band that matches what you are actually considering.
